Atlas Underlayment & Deck Repair: The Austin Owner’s Guide

If your Atlas roof system has failing underlayment or rotted decking, we stock Atlas-compatible materials on our trucks and typically complete underlayment and deck repair in Austin for $850 – $2,400, depending on how many sheets of decking need replacement and how much of the roof is involved. Most homeowners discover the problem after a leak shows up on the ceiling, or when a roofer points it out during an inspection for something else. The truth is, underlayment and decking fail silently, underneath shingles that still look fine from the ground, and by the time you see water inside, the repair has usually expanded beyond a simple patch. We’ll walk you through exactly what you’re dealing with, what it costs, and how we fix it.

Which Atlas Models This Applies To

Atlas underlayment and decking work applies to virtually every Atlas shingle line installed in the Austin market: Pinnacle, StormMaster, GlassMaster, and the newer Legend series. The underlayment itself is not model-specific in most cases; Atlas specifies synthetic underlayment across their architectural lines, and we stock Atlas-branded underlayment as well as quality equivalents from GAF, Owens Corning, and CertainTeed that meet or exceed Atlas installation specs. The compatibility question matters more for the decking underneath: Austin homes built before 1990 often have 1/2-inch plywood or even spaced board decking, and Atlas installation instructions require a minimum 3/8-inch plywood or OSB deck in sound condition before shingles go on. If your deck is thinner than spec, or if it’s been wet long enough to delaminate, code requires replacement, not overlay. That’s the number-one compatibility gotcha we see in Austin: homeowners told by another contractor that they can go over bad decking, when Atlas’s own documentation says otherwise. When we write your estimate, the decking condition is the first thing we check, before we quote a single shingle.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Ceiling stains, usually brown or copper-colored. This is the most common first signal. Water has already passed through the shingles, the underlayment, and the decking, which means the deck is likely compromised in that spot. A small stain rarely means a small repair.
  • Granules in your gutters, especially after light rain. Atlas shingles shed granules as they age, but heavy granule loss concentrated in one area often points to trapped moisture underneath, which breaks the shingle-to-mat bond and accelerates wear. The underlayment below is usually the source of the trapped moisture.
  • Spongy or soft spots when walking the roof. Wet decking loses structural integrity. If a roofer or inspector has flagged soft decking, it’s already past the point of drying out and being okay. Austin’s heat-and-humidity cycles rot wet OSB fast, often within two years.
  • Visible sagging between rafters from inside the attic. This means the decking has been wet long enough to lose its rated span strength. It’s a structural issue now, not a cosmetic one.
  • Daylight visible through the attic roof boards. In older Austin homes with spaced board decking, gaps that once were acceptable are now a code problem, and Atlas will not warranty shingles over them. The deck needs a solid substrate first.

Replacement Cost & What’s Included

For Austin homes, underlayment and deck repair typically runs $850 – $2,400 installed, and here’s what drives that range. A small section of underlayment replacement with no decking work can be done for $850 – $1,100. Each 4×8 sheet of decking we replace adds $95 – $140 in material and labor, and a roof with three or four bad sheets plus new underlayment lands around $1,600 – $2,000. If the damage extends to rafters or requires structural sistering, costs go higher, and we’ll tell you that in the written estimate before any work starts. Every price we give includes removal and disposal of the old material, new Atlas-compatible underlayment, decking to code, re-nailing any loose existing decking, and a written guarantee on the repair. You’ll have that price in writing before a single board comes up, and if the repair fails inside the guarantee period, we come back at no charge under our 365-Day Done Right Promise.

DIY or Call Us?

There are parts of this job you can safely inspect yourself. From inside the attic, look for water stains on the underside of the decking, especially after a hard Austin rain. From outside, check for missing or lifted shingles and granule buildup in gutters. What you shouldn’t do is pull up shingles to peek at the underlayment. Once you break the seal strip, you’ve created a new leak point, and walking a roof with soft decking is a genuine fall risk. The repair itself involves cutting out compromised decking without damaging rafters, matching thickness to existing substrate, and re-installing underlayment so it laps correctly. Done wrong, water gets under the new underlayment and you’re paying twice. If you’ve got a stain or a soft spot, call us at (254) 540-7345 and we’ll give you a straight assessment.
